Every booking source.
One changeover diary.

For UK holiday-let owners, managers and cleaning companies. Airbnb, Booking.com and VRBO calendars, owner links and booking email become one master calendar — then the changeovers your team actually has to deliver.

Who it is for

Less chasing. A diary the morning team can trust.

Owners keep the booking tools they already use. Managers see one set of dates. The cleaning company plans the changeover from the departure, not from a pile of messages.

Holiday-let owners

Send a season of dates without an account, a password or another app. Use the private link, forward a booking email, or connect the calendar your booking site already publishes.

Managers

See every property in one workspace. Clear stays land in the diary. Overlaps, date changes and anything uncertain wait in the inbox with the original source attached.

Cleaning companies

Open today’s changeovers, the next seven days, and day, week or month views. The departure date is the clean. A same-day arrival shows as a turnaround.

01

Channel calendars

Bring the booking feeds into one calendar.

Connect the private iCal address for a property. Airbnb, Booking.com, VRBO and other systems that publish a standard calendar feed can sit side by side. Each feed belongs to one property, and the stays are read into the same master calendar.

  • Airbnb reserved stays are imported; “Not available” dates are not
  • Other feeds are read as ordinary iCal stays and cancellations
  • The private address is encrypted and checked about every 15 minutes

Owner intake

Let owners send dates the way they already have them.

A private link needs no login. Owners paste a whole schedule, or send one new booking, date change or cancellation. Each property also has a booking email for forwarded messages. The iCal feed is optional and can run alongside both.

  • One owner link can cover several of their properties
  • The same stay from a second source does not create a second clean
  • A reference, sender and received time stay with the booking

Changeovers

Plan the clean from the departure.

Once a stay is clear, the departure date is the changeover. Filter the master calendar by property, check-ins, check-outs, turnarounds or items that still need review. The next seven days is the list for laundry, travel and the morning check.

  • Day, week and month views of the same diary
  • Same-day turns are marked when the next arrival shares the date
  • Guest count and operational notes stay on the booking

The workspace

Start with exceptions. Then run the day.

The signed-in company workspace is the operational home. Owners never see it. Staff use it to accept what is safe and to hold what is not.

01

Today’s overview

See how many updates are awaiting review, how many changeovers are due today, what the next seven days hold, and how many owner links are active.

02

Booking inbox

Clear stays are added automatically. Uncertain dates, overlaps, changes and cancellations stay here with the original message or file, until a person approves, corrects or removes them.

03

Booking history

Open a stay to see the source, the dates, the notes and what changed. Staff corrections keep the original detail, the reason and who recorded it.

04

Ask the owner

From the inbox, draft a message about an overlap or an unclear stay. It opens in your own email app. Nothing is sent for you, and the booking is not approved or removed.

05

Properties and owners

Add an owner once, then attach their cottages, lodges or apartments. Share the portal link, copy the property booking email, and connect or pause that property’s iCal feed.

06

Access for your team

Staff join by invitation. The workspace shows each person’s role: account owner, manager, scheduler or viewer. A shared owner link can be replaced if it was sent to the wrong person.

What the diary keeps straight

Several sources. One stay. A visible decision.

Portal submissions, booking email and iCal can be used together. When the dates already match, the extra source is attached instead of adding another changeover.

  • Feed-only date moves can update when nothing else conflicts
  • A feed that fails, or suddenly shrinks, leaves existing bookings in place
  • An iCal feed can be paused, replaced or disconnected without deleting the diary
  • Schedules bring in current and upcoming stays, including departures today. Past stays are skipped
  • Where file uploads are enabled, a CSV, PDF or booking-list screenshot can be read with the pasted list. New online workspaces paste the list for now
  • Forms ask for dates, guest count and operational notes, and warn against payment cards or unnecessary guest details
  • A confirmed owner submission can be saved to that owner’s own calendar
  • An example diary is available in the workspace before your own bookings arrive

A checked diary

The calendar shows the work. Your team still confirms it.

Private links, booking email and encrypted calendar feeds come into one company workspace. Uncertain dates stay out of the working plan until someone decides. Where authenticator sign-in is required, staff complete that check before the diary opens. The record does not replace your judgement about access, timing or who is on the job.

Alongside the diary

The rest of the working diary.

Private by company

Booking records stay in your workspace. Owners use a private link rather than a shared login. Read the security approach.

A source you can reopen

Email, a pasted list or a connected feed stays attached, so a disputed checkout can be compared with what was actually received.

A week you can scan

The next seven days groups changeovers by departure date, with confirmed work separate from anything still awaiting a decision.

Booking email

Each property has an address of its own. A forwarded message is queued for that property, and a message that names more than one property waits for you to choose.

Try the owner link

The owner experience shows the private portal: paste a schedule, send one update, or preview an iCal connection.

Test one messy message

The Booking Chaos Test reads a sample message without changing a live diary. It is a preview, not the workspace itself.

Straight answers

Questions before you connect a calendar.

Which booking calendars can I connect?+

Each property can connect one private iCal or ICS address. Airbnb, Booking.com and VRBO publish this kind of feed, and any other booking system that provides a public HTTPS calendar address can use the same route. On Airbnb calendars, reserved stays are imported and dates marked “Not available” are left out. Other feeds are read as standard calendar stays, including cancellations the feed marks as cancelled. Guest names and event descriptions from the feed are not stored. After a successful check, the feed is read again about every 15 minutes. That is a sync, not an instant alert, so a same-day change should also be sent by the owner link or booking email.

Do property owners need an account?+

No. Each owner receives a private link and does not create a password or see your other clients. One link can cover every property that owner has with you; they choose the property before sending dates. Each property can also have its own booking email address, and an optional iCal feed beside those routes.

What becomes a changeover?+

The guest departure date is the changeover. The master calendar shows check-ins, check-outs and same-day turnarounds, where one stay ends and the next arrives at the same property on the same day. Day, week and month views, plus the next seven days, are there for planning the work. Clear stays are added automatically. Uncertain dates, overlaps, changes and cancellations stay in the booking inbox until someone on your team decides.

What is included in the 14-day trial?+

You can use the workspace free for 14 days with up to five properties. No payment card is required and the trial does not charge you automatically. Paste booking lists, enter a new booking, date change or cancellation, and connect an optional iCal feed. File attachments are temporarily paused for new online workspaces. Plan prices are on the pricing page.
